Real Estate Appraisal for New or Experienced Individuals

Real Estate Appraiser
We offer 96-hours of lecture, discussion, laboratory work and testing to get you ready to be an appraiser.  Classes are divided into four basic sections: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), Residential Report Writing (15 hours) an USPAP (15 hours).

Residential Market Analysis and Highest and Best Use
This Appraisal Foundation AQB required class educations the student regarding historic market activity and forecasting.  This is relative to a general as well as a specific market.  This is also done in the content of the determined Highest and Best use.  This class is required to upgrade from Registered to Licensed.

Residential Appraiser Site Valuation and Cost Approach
This Appraisal Foundation AQB required class educates the student regarding the internal and external influences on site value.  It also covers the approaches to site value.  This class teaches the sources of replacement or reproduction costs of new construction as well as estimating accrued depreciation.  This class is required to upgrade from Registered to Licensed.

Residential Sales Comparison and Income Approaches
This Appraisal Foundation AQB required class education the student on the two most commonly used approaches to value for single family and multi-family residential properties.  This class teaches the theory and practical application of these approaches.  This class is required to upgrade from Registered to Licensed.
Residential Report Writing and Case Studies
This Appraisal Foundation AQB required class educates the student on the recognize report types and the minimum reporting requirements in an appraisal assignment.  This class teaches the recognized forms and their appropriate use.  There are case studies used to illustrate and teach the practical application.  This class is required to upgrade from Registered to Licensed.

Residential Features & Architectural Styles
This course will include coverage of structural and exterior finishing materials as well as interior and exterior features and marketing reaction.  Several different architectural styles will also be covered.

USPAP for Real Estate Appraisers
This class is the 7-hour USPAP that is the required update that all appraisers are required to have every 2 years.  It will cover public trust, when USPAP applies, USAPAP structure and recent changes, revisions in statements and advisory opinions, advisory opinions 2427 and scope of work.  Includes book.

Program Objective

The objective of the Home Inspector program is to provide the skills needed to obtain entry-level employment as a home inspector.  Home inspectors inspect and report on the condition of a home's major systems and components.  These inspections are commonly done either for individuals who want to ensure the safety of their home, or as part of a real estate agreement before a home sale or purchase.  This certificate program starts by giving you background knowledge about home design and building requirements.  Then it progresses through the inspection process.  You will be introduced to the various forms and reports that home inspectors must generate and learn how to prepare them through practical exercises.

Exam Preparation

The Home Inspection Course and cumulative final are designed to meet the objectives of the National Home Inspection exam.  This certificate program will prepare you to sit for it as well as for the American Society of Hone Inspectors (ASHI) exam.
